The jobs we see in Washington
Across Seattle, Tacoma, Spokane, Everett, and the smaller commercial corridors in between, we usually see used HVAC financing come up when a homeowner, landlord, or small-business owner needs a replacement now and cannot wait for cash flow to recover. In Washington, that is often a late-winter furnace changeout on the east side, a heat-pump swap in a west-side home that is chasing lower bills, or a rooftop package unit for a strip mall, daycare, salon, or church that has to stay open through a wet February. The buyers are usually owner-operators, small landlords, and local contractors who know the equipment is still serviceable, but they need to move before the tenant loses heat or the health department starts asking questions. Most of these deals live in the five figures; bigger multi-site or light commercial jobs can run much higher, but the point is the same: get the system back online without draining working capital.
Why Washington changes the conversation
Washington is not a one-size state. West of the Cascades we are dealing with damp, milder weather, corrosion, and cooling loads that get more attention every year. East of the Cascades, freeze protection and heating capacity matter more, and the same used unit that looks fine on paper can be wrong for the actual design day. On top of that, Washington’s energy-code environment pushes contractors to document efficiency, compatibility, and controls more carefully when they replace equipment. In the real world that means we look harder at the age of the unit, the refrigerant path, whether the handler and condenser match, and how the replacement will clear local permits in places like Seattle, Tacoma, or Spokane. Financing only works cleanly when the equipment can actually be installed, inspected, and left in service.
How we structure the money
For Washington contractors, we usually structure used-equipment HVAC financing as a term loan, an equipment lease, or a revolving line. A term loan is the cleanest fit when you are buying a specific used condenser, RTU, or heat pump package from a seller and want a fixed payment tied to that asset. A lease can preserve cash when the unit still has useful life and you care more about monthly affordability than ownership on day one. A line is better for contractors turning inventory across Puget Sound or the Inland Northwest, where they may need to buy a unit, a coil, and the rigging in separate steps. In practice, these deals commonly fund in 3-7 days, often run from $10K to $5M, and price in an 8%-25% APR band depending on credit and collateral. Stronger files can get to zero down at 650+ FICO. SBA 7(a) is the slower lane: 30-90 days, 24 months in business, 640 FICO, $100K annual revenue, Prime + 2.75%-4.75% APR, and 10-25 year terms. Used equipment can also still fit Section 179 when the rest of the tax picture supports it, which matters when a Washington owner wants to keep cash on hand for labor, permits, and the rest of the job.
What we want in the file
When a Washington applicant comes to us, we want the file to be boring. That usually means an active business registration, contractor license, recent bank statements, tax returns, and a straightforward asset invoice. We usually ask for 2 years of tax returns for the business and the owners, 3-6 months of business bank statements, year-to-date profit and loss and balance sheet, a copy of the quote or bill of sale showing make, model, serial number, age, and condition, and any permit paperwork already issued by the local AHJ. Washington contractors should also have their UBI number, insurance certificate, and, if the project touches a rental or commercial tenant space, the lease or landlord approval. If the deal is tied to a specific site in King County, Pierce County, or Spokane County, we want the job notes to match the actual install path. For plain equipment finance, a 580 FICO floor is a realistic starting point; 650+ gives us more room to waive a down payment or shorten the review. The cleaner the paperwork, the faster we can decide whether the used unit is financeable and whether we should treat the request as equipment finance, a lease, or an SBA file.
